First Home Owners Grant
The First Home Owner Grant (FHOG) is available when you buy or build your first new home. Eligibility conditions apply. The contract date is also important in determining the property value cap.
FHOG amount and maximum property value- by State (as at Oct 2025)
NSW: $10,000 grant for new homes up to $600,000, or house-and-land up to $750,000 property value.
VIC: $10,000 grant for new homes upto $750,000 value.
QLD: Up to $30,000 grant for new homes – Less than $750,000 value.
SA: $15,000; no property cap (check website for Date of the Contract. Very important)
WA: $10,000 grant ; cap $750,000 south, $1,000,000 north of 26th parallel.
TAS: Up to $30,000 grant ; no property cap.
NT: $10,000 grant ; some programs up to $50,000 value; no strict cap.
ACT: No cash grant; Home Buyer Concession Scheme reduces stamp duty.
